The seller actually sells the property vs rents out with an option. In the lease option scenario the seller enjoys the principal reduction but still stays being a landlord. If the tenant-buyer doesn't pay- they are evicted. Not sure what happens if the buyer doesn't pay in the land contract scenario.

Under a lease option on a home, you first execute a lease with the seller/landlord. Like any property lease, a lease option creates a landlord/tenant (or lessor/lessee) relationship.
